How much does a bond clean cost in Victoria?

Bond cleans are priced per home, not per hour. The scope is bigger than a regular clean (everything from scratch — oven, walls, tracks, skirtings, behind appliances), so the fixed price is higher than a recurring visit. Green Koala walks through with you, writes the agent-spec checklist, and gives you one fixed price up front. The model gives you peace of mind on two fronts: you know exactly what the clean will cost before any work starts, and you know exactly what’s going to be cleaned, room by room. The cleaner ticks off each item on the checklist as they go, so when we’re done you can see for yourself that nothing was missed.

What does a bond clean consist of?

Everything the property manager will inspect: oven, rangehood, stovetop, kitchen cupboards inside and out, bathrooms top to bottom (tiles, grout, screens, exhaust), inside windows and tracks, skirtings, doors and frames, light fittings, all floors, walls spot-cleaned, and the home left empty-presentation ready. The full scope is on your walkthrough sheet and ticked off as we go.

Is a one-off clean more expensive than a regular clean?

Yes. Best price is a weekly clean (home stays clean between visits, same scope takes the least effort). Fortnightly is a little more. Monthly more again. One-off cleans (bond, deep, pre-sale, spring, move-in) are the most expensive because everything is being cleaned from scratch. If you switch from a one-off to a recurring schedule, you move down to the recurring rate from the first visit — we don’t charge you the one-off rate for the first clean.

Do I have to pay for a bond clean?

If your lease requires the property returned to its original condition (most do), then yes — either you do it, or you pay a cleaner. The risk of doing it yourself is failing the property manager’s inspection and forfeiting some or all of your bond. A professional bond clean priced as a one-off is usually cheaper than a partial bond loss.

Can I do my own bond cleaning?

You can. The risk is the property manager’s inspection list — oven, rangehood filters, window tracks, grout, skirtings, and inside cupboards are where most DIY bond cleans fall short. If you’re stretched for time and worried about the bond return, a professional bond clean is usually the smaller financial risk.
